Terms and Conditions
Clear rules for your account, property alerts and subscription.
Effective 9 September 2026 · Version 2026-09-09
1. About NextNest and these terms
These Terms and Conditions form an agreement between you and NextNest. They apply to the NextNest website, dashboard, saved-search tools, listing alerts, subscriptions and related services (together, the “Service”). You can contact us at support@nexthuis.com.
You must be at least 18 years old and legally able to enter into an agreement to use a paid subscription. By creating an account or buying a subscription, you confirm that the information you provide is accurate and that you accept these terms.
2. What the Service does
NextNest searches publicly available property listings from third-party estate agents and property websites. You can save search criteria and receive alerts when we identify listings that appear to match them.
NextNest is a search and notification service.
We are not an estate agent, landlord, seller, property manager or party to any rental, purchase, viewing or brokerage agreement.
You remain responsible for checking every listing and third party, arranging viewings, assessing a property, and deciding whether to respond or enter into an agreement.
3. Listings and alerts
- Listing information comes from third parties and may be incomplete, inaccurate, duplicated, delayed, changed or withdrawn.
- We do not guarantee that we cover every website or listing, that an alert arrives within a particular time, or that a listing remains available.
- An apparent match is generated from available data. It is not professional, legal, financial, valuation or housing advice.
- Third-party websites have their own terms and privacy practices. NextNest is not responsible for their content or conduct.
- Using NextNest does not guarantee a viewing, accepted application, tenancy, purchase or any other result.
A paid subscriber may invite one search buddy to receive the same listing alerts. The buddy must accept the invitation and receives no account, dashboard, search, favourites or billing access. Either person may end shared alert delivery. The feature is available only while the subscriber remains entitled to the Service.
4. Your account and permitted use
Keep your login details secure and tell us promptly if you suspect unauthorized use. Your account is personal and may not be sold, transferred or shared as a commercial service.
You must not:
- use the Service unlawfully, fraudulently or to harm another person;
- circumvent access controls, rate limits or technical safeguards;
- scrape, copy, resell or systematically extract the Service or its database;
- interfere with the Service, introduce malicious code, or attempt unauthorized access; or
- infringe intellectual-property, privacy or other rights.
5. Subscription, price and renewal
The price, billing interval and included features are shown before you order and in Stripe Checkout. Billing starts when the subscription is confirmed. Prices are stated in euros and include VAT where indicated. If checkout information conflicts with promotional copy, the information shown at checkout for that order controls.
A first subscription is covered by the one-time 14-day money-back guarantee described below. This is not a free trial: Stripe charges the subscription price when the subscription starts.
A monthly subscription renews automatically for another month until canceled. By subscribing, you authorize Stripe to charge the selected payment method on each renewal date. Stripe processes payments; NextNest does not store complete card or bank-account details.
We may change future subscription prices after giving reasonable advance notice and as permitted by law. A change does not apply retroactively. If you do not accept it, you may cancel before it takes effect.
6. Fourteen-day money-back guarantee and withdrawal right
NextNest offers first-time subscribers a voluntary 14-day money-back guarantee. To use it, email support@nexthuis.com within 14 calendar days after your first subscription starts. We will cancel that subscription and refund its initial subscription payment to the original payment method.
The voluntary guarantee is available once per customer and account. It does not apply to renewals or later subscriptions, and we may refuse claims involving fraud or misuse. This limitation does not restrict any refund or withdrawal right you have under applicable law.
If you are a consumer, you generally have 14 days from entering into the online subscription to withdraw without giving a reason. To withdraw, send an unequivocal statement to support@nexthuis.com before the period expires. You may use the model form below, but you do not have to.
The Service may start immediately, but you retain the right to withdraw during this period. If you validly withdraw within 14 days, we will refund the subscription payment without undue delay and no later than 14 days after receiving your notice, using the original payment method unless agreed otherwise.
Model withdrawal form
To NextNest: I hereby give notice that I withdraw from my contract for a NextNest subscription. Ordered on: [date]. Name: [name]. Account email: [email]. Date: [date].
7. Cancellation, failed payments and refunds
You may cancel at any time through Billing & plan in your dashboard and Stripe’s billing portal. Ordinary cancellation takes effect at the end of the current paid billing period; access continues until then. Cancellation stops future renewals but does not itself create a refund for time already used. To claim the separate 14-day guarantee, you must contact support within its deadline.
Statutory withdrawal, refunds required by law, and remedies for a digital service that does not conform remain unaffected. For these requests, contact support@nexthuis.com. If payment fails, we may restrict paid features while Stripe retries or asks you to update the payment method.
8. Availability and changes
We aim to operate the Service reliably, but uninterrupted or error-free service is not guaranteed. Maintenance, third-party changes, website blocking, data quality, outages and events outside our reasonable control can affect coverage or delivery.
We may improve, replace or discontinue features. We will give reasonable notice if a material change significantly reduces a paid Service, unless urgent security, legal or technical action is required.
9. Intellectual property
NextNest and its software, design and branding are protected by intellectual-property law. Listing content remains the property of its respective source or rights holder. We grant you a limited, personal, non-exclusive and non-transferable right to use the Service while your account is permitted to do so.
10. Suspension and termination
We may restrict or terminate access where reasonably necessary to address a serious breach, fraud, security risk, unlawful conduct or non-payment. Where appropriate, we will explain the issue and give you a reasonable opportunity to correct it.
You may stop using the Service and permanently delete your account from the Account screen. Deletion also cancels any active NextNest subscription. The app asks you to confirm because deletion cannot be undone.
11. Liability and consumer rights
Nothing in these terms excludes or limits liability where doing so is prohibited by law, including liability for intent or deliberate recklessness, or your mandatory consumer rights. Within those limits, NextNest is not responsible for decisions or agreements involving a third-party listing, landlord, seller or agent, or for loss caused by inaccurate third-party data or circumstances beyond our reasonable control.
If the Service does not meet the legal requirements for a digital service, you may have rights to repair, price reduction or termination and refund. These statutory rights are not replaced by this clause.
12. Governing law, complaints and changes
Dutch law applies. If you are a consumer, this choice does not deprive you of mandatory protections of the country where you habitually live. Courts are competent according to applicable law; these terms do not force a consumer away from a court that the law makes available to them.
Please send complaints to support@nexthuis.com. We will try to respond within a reasonable period. We may update these terms for legal, security or Service changes. Material changes will be communicated clearly, and where required we will ask you to accept a new version.
See our Privacy Policy for how we handle personal data.
